It's going to be a good month.

I got another deal signed with Lee on Tuesday. It will be a small payday, but I have roughly 1 hour of work (went to look at the house, and then made one phone call) into the deal, so I'll take the money and run.

I've been keeping up with my crazy low offers. I'm looking for a grand slam here in the very near future. My plan is to JV on deals with a few of my wholesaler friends for the smaller profits, and only take on my own deals if the spread is huge. I learned my lesson on the house I lost money on.... No more skinny deals for me.

Joelle from Moxie Design Studios finally contacted me this week and is ready to start working on my new site, so I've been busy getting all of my ideas together and trying to get a better idea of how I want it to look. I'm really excited to give this blog a face lift.

I'm on a mission this week to find a few new buyers, so I'm heading out today to harass some landlords and do some investigative work. I've got a nice, healthy list of the recent cash sales from the mls, and will be paying a visit to some of these investors today. :)

And that's all I've got for now...

Nice Steph! I look forward to seeing your new blog unveiled! As far as the new cash buyers from MLS go...what do you do? You go to the house they just purchased in hopes of seeing them there working on it? Or would you just look up their info and give them a call?

Hi Shae,

Yeah, I just drive by the houses, and see what's going on. If there is a sign out front, I'll call, or if someone is there working, I'll pop in and say hi.

You should try it. It works.

If you make a habit of doing it once a week or every other week, you'll start to rack up buyers quickly.

Hey Stef,

Maybe you mentioned this in one of your previous blogs, but how do you gain access to properties? Are YOU calling up the L.A. and saying "Hi Im interested in XYZ Property" or do you have your Realtor do it?

I have a realtor, but he is part time, and if I give him a list of 30 properties, he may take 2 weeks to get all the combos....

Hi Lamont,

I call the listing agent and ask for the code.

They use the same codes over and over, so sometimes I just guess them- I have a list in my phone of the more common ones.

How could someone thats not a realtor get a list of cash buyers? Is it difficult for a realtor to pull up?

Have a realtor do it for you. It doesn't take long.

Take them to lunch or buy them a gift card to show your appreciation.

Hi Steph,

My closing should go next Friday. So we will see. I have a question though about my buyers money. Should I have him make his cert. check out to my title company, or to me? I figured he would make it out to the title comp. since they will put it in escrow and keep it until my closing with the bank, but just curious.

It should be made out to your title company and they will disperse the funds accordingly.
