You guys are probably going to think I'm making this up, but I now have 7 deals locked up, and am waiting on a contract and deposit on an 8th! No kidding.
I sold one of them to a guy who responded to my Craigslist ad that I posted over the weekend. I haven't used Craigslist in a long, long, time, but decided it wouldn't hurt to start throwing some ads up every once in awhile- it only takes a few minutes to do, and it's FREE. I love me some free advertising. So anyway, I got 2 calls on the ad I posted, and ended up meeting one of the guys yesterday for coffee. He didn't buy the property I was advertising, but ended up putting a contract on another one that I have an option on. My option price is 30k, and this guy is going to buy it for 35k. This makes me happy. Craigslist rocks.
Today I'm meeting 2 of my wholesaler buddies for a power lunch. The 3 of us together are a dangerous combination. In a good way.
I'm also going to be putting out a bunch of signs today- I just bought 100 last week. My goal is to put out 25/week. That will keep my phone ringing for sure.
And that's all I've got for now.
Have a wonderful Wednesday!
P.S.
Thanks to all who are participating in Accountability Monday- I look forward to hearing about all of your successes this week. I'm kind of slacking on my goals at the moment, but will be sure to have everything done by Friday.

Hey Steph, congrats lady! When it rains, it pours....and its raining deals for you right now which is awesome. So are all of these deals JVs with other wholesalers or are you still actually putting some offers out there? I recall you mentioning that you were seriously considering only doing these easy JV deals for awhile. Sweet.
Have a good one!
Hi Shae,
None of these are my own deals.
I'm definitely liking it. Less money, but zero stress and zero risk. :)
Steph,
Are any of your buyers interested in bulk properties? I'd like to possibly JV with you so let me know.
Congrats on the continued success!

When you JV and put a property under contract/option, how long is it for? Can the investor also look for buyers as well or are you soley looking for an end buyer?
Also I was so inspired by your blog, I started making offers on REO's. I got my 1st one accepted today!! :) But now what?? I know I am putting a ton of signs up, whats next?? HELP!
Hi Chris,
I have one guy who might be interested in a bulk package, but only if they are all in Tampa. If you have anything in Tampa, send it over- reosteph@gmail.com
Bridget,
I usually do the option for 30 days, and yes the investor can still look for a buyer.
As far as getting the offer accepted- start calling your buyers and any wholesalers that you know who might be able to help you out. Put ads on Craigslist, put signs out, call for rent signs in the neighborhood, etc. Market the crap out of it.
Steph
Hey Steph, what's the verdict on the meeting with the investor from India you mentioned on fb? I'm wondering if he's the dude that ended up buying one of your deals
Hi Shae,
Yeah, the guy from India is the one I met for coffee who ended up buying a deal from me. He wants more, too.
Glad I put that ad up on Craigslist. :)
Nice!
Craigslist.. mmm yummy, that's how I found my buyer too! Great news Steph, keep it up!
un-related to Craig, but thanks for the "split-settlement" tip. Had one yesterday --- sooooo much easier dealing with my settlement lady rather then counting on the enemy settlement agent to be reliable!
Best,
jimi
Congrats on the deal Jimi!
