It's 11pm on a Friday night, and I'm partying like a rock star... drinking some vino, hanging out with my dog Jim, and scouring the mls for deals...
I just about fell out of my chair when I clicked on the photos of a house that I was about to offer on, and this picture popped up...
WTF?
Is it just me, or does it not look like someone got bludgeoned in this room?
Maybe I've had a few too many glasses of red, or seen too many episodes of Forensic Files, but this looks like a murder scene to me.
I'm going to check it out tomorrow. I'll bring my camera.

I sat and stared at this picture for half an hour thinking I was overreacting.
Maybe it was an April Fools joke?

That would be some April Fool's joke...I tell ya, if I was the broker and one of my agents pulled that as a stunt, they'd be finding another office to hang their license with.
I'm going to bed, hopefully I won't have nightmares LMBO.
Speaking as someone totally addicted to Forensic Files, this photo was probably featured on some show somewhere.
The only thing I can think of is the current owner refused to clean up and for some reason the agent felt this photo was better than no photo.
I wouldn't touch it with a ten foot poll.
Ew....I keep trying to figure out what that could be OTHER than a crime scene...particularly since the blinds and walls seem clean enough. I just couldn't come up with anything else! It's just hard to imagine that a realtor would be that nuts.
My guess: The curtains on the left don't seem to be stained...I think that's just the pattern on the curtain. Likewise, the walls and blinds don't seem to have anything on them.
So, it's just the floor. I've seen plenty of REOs that have completely destroyed floors, so perhaps this is just a case of really, really stained floors and a curtain on the left that just happens to look like it has blood stains as well.
Just trying to come up with the best spin on this possible... ;)
Don't know about Florida, but here in Georgia, the agent legally has to disclose if someone died in the house (if you ask). Of course, it's possible they died as they were dragged into the pit in the backyard. Don't know if that needs to be disclosed or not... :)
Sounds like a low ball offer coming...lol

I sent the listing agent an email today asking what was up with the bloody murder scene (I didn't use those exact words, but you get the picture), and haven't heard anything back.
I'm heading out tomorrow to check it out.
I'll report back with my findings. :)
I think you should write something like "help me" on the walls, so anyone else that looks at the house will be sure to get the right idea.

My question for you is about closings. I have a deal that is ready to close but the banks title comp. is saying that my title comp has to be a part of the same underwriter in order for the title to be insured. They stated that they will just send a closer to my title comp's location, but I am using my buyers funds to close. You have any advice?

Hi Stacy,
All your title company is doing is taking the closing documents from the bank's title company and having you sign them, and then collecting the funds from you. They aren't actually doing the title work- make sure they understand that.
Just tell them there is no need to send a closer- they can just email all of the closing docs to your title company along with the wiring instructions, and your title company will do a courtesy closing.
Make sure they know all you are doing at your title company is signing the documents and giving them your money, and your title company will FedEx the docs back and wire the funds.
I've never had a problem with doing it this way.

I had to leave the closer a message. So we will see, but the banks title comp called my title company to find out what underwriter they use. The banks title said the underwriters have to be the same, but I think that is a load of crap. If they keep it up I will just threaten to not close I guess...

That makes no sense to me whatsoever.
All you are doing is signing the papers that the bank's title co prepares.
It sounds like a load of crap to me, too. Either that or they are misunderstanding you.

The banks title does not get it. They said that the funds have to be sent the same day as closing and so I have to close with them. I told them that was not happening and that I would just order the owners policy through my title company. It will cost me another 300 bucks, but screw 'em. Its the principalities of the thing:)

You just have your title co wire them the funds immediately after closing, and then FedEx them the documents.
You would think that would be all it takes. But the title comp. said they will not allow it. They said they would not even send a moble closer???WTF! It is amazing the level of stupidity these people have. So I have to shell out extra mullah just to get the damn thing done...

I take it they are a local company?
Most of the ones I deal with are out of town, so it's easier to pull off, but I've still had a few that were in Tampa and they didn't have a prob with me signing at my title co.
Oh well, at least you are getting the deal done. That's a god thing. :)
I know- The banks title comp. just called the realtor to get them to persuade me to use them... Unreal. I told them to stop stalling and get the information I need so my title company can order the owners policy.

Update: The banks title company caved. I guess they figured out what I was doing and they are going to get the closing doc's over in the next couple days and we should be closing next week.
I guess when you complain enough and stick to your guns great things happen. Oh, but the bank sent over an addendem saying that I had to incur all closing fees presented by my title company. But hey its getting done...

Glad to hear that you got it done Stacy.
Your title company may not even charge a fee for doing the courtesy closing- mine doesn't charge me anything. If they do charge you, it should only be a small amount since all they are doing is getting paperwork signed and sending out the wire.

New wrinkle~~~~ So I told you yesterday that the banks title comp. caved. Well thats not true... They are just going to cancel their title work and my title comp is going to re-do it. The bank's title would not send the doc's and is charging me a $290 cancelation fee.
They will send the deed, and after signing the amendment yesterday from the bank I will be paying the banks closing cost now. This is becuase I agreed to pay all of my title comp's fees and since we are not just doing a courtesy closing with my title comp (she is doing the title work now) More money out of my pocket.
Also my title company is agreeing with the banks title that it can not be insured by two seperate title comps. So, I will be looking for a new title company tomorrow!

I really think that there was a lack of communication.
Your title company did not need to issue a title insurance policy. All they needed to do was have you sign documents.
It sounds to me like they all think you want your title company to do all of the title work, and I can understand that they would charge you for that.
I would start looking for other REO wholesalers and find out what title companies they are using to close their deals. You really need to have one on your side that understands the process and knows how to handle it. Otherwise it turns into one big fiasco.
