Things are pretty good in Steph Land right now.
So good, that I'm afraid I'm going to get hit by a bus or something next time I leave my house.
I ended up getting two more deals locked up over the last couple of days, which brings my grand total to FIVE...2 of the deals I'm working with Murphy, 2 of them with Lee, and one of them with the guy who gets deals before they hit the mls. And I still have almost 2 weeks before the end of the month to rack up a few more.
On top of that, I have about 10 cash buyers actively looking for deals, and from what I understand, the second wave of REOs is on it's way. I've talked to a few of the agents around town, and they all seem to agree that Tampa is going to get pummeled with inventory in the very near future.
It's like a perfect storm for an REO wholesaler, and let me tell you, I am ready to do some damage.

Hey steph I wanted to know by any chance do you use the Home Sellers Assist program to do any of your deals or do you know anyone who uses it? I keep seeing alot of emails from them & it seems like people from another website use them but wanted to get your opinion since you tell it like it is !!

I mostly use signs to find buyers, and I'm starting to use Craigslist again.

Dumb question, but do you make/fax offers during 'normal' business hours or do you send them anytime, like nights or week-ends?

I scan and email all of my offers.
I sent them at all times of the day and night, and on weekends, too.
If you are going to be faxing your offers in, it would prob be best to do it during business hours.

I am probably going to be looking for a better scanner. I can only scan one at a time (or I think it can only scan one at a time), so it would be a huge pain.

Check Craigslist or Ebay- I was looking for a new fax/scanner/printer a few weeks ago and saw some really good deals.

Good morning Steph,
I don't have a mentor or money yet to start my wholesaling career. I'm so eager to get started. Last night I emailed wholesalers I saw on craig's list introducing myself as a new wholesaler in the area. I figured I could get started doing some jv deals. Is it realistic someone would want me to help market there properties with my limited knowledge? Is it unwise for me to plunge in this way? Should I wait until I can get mentor to walk me through the basics? Thanks.

Hi Latoya,
When I got started, I didn't have a penny to my name, nor did I have a mentor right off the bat.
There is plenty enough free info on the web to get you started with your first deal.
I would suggest visiting some of the real estate forums (flippinghomes.com and biggerpockets.com are my favorites), and start reading through the articles, and archives, and then asking questions when you have them. Both of those forums have lots of friendly, knowledgeable people who are happy to help others out.
I would also start attending as many rei meetings in your area as you can, and start networking with other investors/wholesalers.
As far as approaching other wholesalers to market their deals- you have to be careful if you are not licensed and are collecting a fee for selling a property. You will need to put the property under contract or option or you might end up in trouble for brokering without a license.
It is not the easiest thing to get started in this biz with no money, credit, or experience, but if you want it bad enough, it can be done. I know this to be true because I did it. :)
