Well, turns out I couldn't keep my mouth shut an entire two weeks, and me and DB ended up having it out on Thursday. It was pretty much a huge waste of my time and energy. He has so many lies made up he can't keep them all straight. According to him, he hasn't actually sold the Pine property (the one he screwed me on), and is still trying to "make things right." I know this is a bunch of bs, and the only reason he's saying it is because he doesn't want me to pull the other 2 deals from him. I heard through the grapevine that he already has retail buyers lined up for both of them, so he would be losing out on a lot of cashola if I was able to screw him on these deals somehow. If I wanted to risk getting sued, I could tell him to take a hike and then find another buyer, but I really don't think that would be in my best interest. Both deals have been extended until the 20th (next week), but I'm going to do everything I can to get them closed this week so I can be done with this guy...
Let's see, what else?
I kind of slacked off on the goals I set for myself last Monday..... I only ran 3 days the entire week, and only made 11 offers, which is pathetic. I was able to get another deal under contract, though. It's another JV deal with a wholesaler friend of mine. It's not a lot of money, but I have zero risk, and zero cash into the deal, and almost zero work. Can't beat that with a stick.
This week, I'm sticking with the same as last:
(1) Run 3.5 miles/ 5 days
(2) Make 25 offers
(3) Get another deal under contract
I hope you guys/gals did a better job than I did last week. How did you do?

It seems that your new twist to flipping using JV'ing is really working out well, gosh you are getting contracts left and right, that's awesome.

I did pretty good with my goals.
I made 7 offers on REOS (was supposed to make 14), and took an REO agent out to lunch.
This week, I'm shooting for 14 offers, and finding a cheap place to buy signs.

They have locations all over the country.
I pay less than a buck for 18x24 blank white signs, then cut them in half so it ends up less than 50 cents/sign.
I haven't found anywhere cheaper.
My goals for the week
1) Order new business cards
2) Re-screen patio
3) 7 ads on Craigslist looking for buyers.
The two deals that I was working on have progressed but still don't have closings set up. Got another deal that is a JV that looks like it will close this week.
-Found what looks to be like an extremely solid cash buyer.
-Goal 40 affiliate leads...got 30.
-Achieved goal of working out every day.
-Completed putting out 80 bandit signs.
Goals for the week
-Get one deal closed this week. Get the other 2 set up to close
-Generate 40 leads for one tier of my affiliate marketing
-Workout every other day.
-Call all my recent RE leads and make offers or referrals on each lead.
-Get more inventory for my buyers
btw...if any of you have deals in Indianapolis, I HAVE BUYERS...lets JV.

I signed up for my realtor license course :) My new goal this week is to get the prequalification!
Ok, im back in this. I havent acheived but one goal of mine since Accountability Mondays started, instead I accomplished some unofficial goals (namely furthering my education and networking).
So, here goes my goals for this week (aah!):
-Publish both my buyer and seller websites (i finally got over tweaking them to death lol)
-Purchase my first absentee owner list (yea, this an oldy from my first post, blah)
-Contact 10 "For Rent" ads, be it online or drive by, with the intent to add them to my buyer's list
-Touch base with those I've networked with so far
-Order biz cards

For this past week I got 2 short sale deals in the pipeline (wanted 3).
Only submitted two offers (wanted to submit 8). The houses I saw had big time rehabs and I have no idea if my buyers would go for something like that so I did not even offer.
Goals for this week:
1. Three SS deals in pipeline.
2. 5 offers on REOs.

I walked with my hubby, got one new buyer, looked at one REO instead of 4, didn't know what to write so I didn't update my blog and drove for dollars down 2 blocks.
This week will be:
1. Walking with hubby
2. Laundry
3. Call 4 FSBOs

Hi Steph, I slacked off a little too...I'm going to try again this week and stick to the same. Sounds like things got heated up with DB - oh the drama in this business!
