Weekend Update/ Accountability Monday #5

I had a fantastic weekend. Didn't get a whole lot of work done, but I had a good time.

A friend of mine was in town for the weekend, so we hit the beach, threw some steaks on the grill, and had lots and lots o' cocktails. Good times.

Oh, I also bet on Rachel Alexandra in the Preakness and won! I don't usually bet, but I was feeling lucky, so I said what the heck.

I basically took the entire weekend off from all things real estate, so I'm ready to jump back in today and do some serious damage this week.

As soon as I finish this post, I'm heading to Laird Plastics to pick up 100 more signs, and plan on putting 10 out every day this week. That will get my phone ringing, and should land me some fresh new buyers. Buyers=money in this market, so I'm always on the hunt for new ones.

My goals for the week.....

(1) Put out 70 signs

(2) 21 offers (3/day)

(3) Run 3.5 miles/5 days

(4) Listen to T. Harv Eker's Millionaire Mind audios (thanks to Kelly for sending them to me!)

I'm in this week!

My goals are to: 1) approach at least 2 of the realtors I know and ask about becoming an assistant so I can get access to the mls. 2)Find out when the next investor meeting is.

I'm going on vacation tomorrow for a week, so my goal is to have a good time, drink lots of Coronas, and prepare myself to kick butt when I get back.

Hey Steph Roshard here,

I loved tampa and like I mentioned on Facebook I LOVE CHICK A FILA...wow you guys know how to eat down there...food is pretty good.

Anyways I had a productive week. Goal #1 was to meditate for 1 Hour, (Completed) Goal #2 Was to call my wife 3 times last week to tell her I love and appreciate her, (Completed) Goal #3 is to lose a pound a day Monday through Friday, (Completed) Goal #4 Was to get at least five buyers on my buyers list, (Completed). All done!!

I felt that my setting those Goals were a little too easy for me so I'm going to work with something a little bit more difficult. Here Goes: Goal #1 Find a Real Estate Agent to work with. Goal #2 Lose another 5 pounds this week. Goal #3 Make ten offers on a properties to wholesale. Goal #4 Earn 10k by June 18th 2009 9:00am. Goal #5 Call my wife and tell her how much I love and appreciate her.

Hey Steph,

I've been meaning to ask you this question. Hope you dont' mind me asking.

If I could take TampaSteph and drop you off anytown usa and all you had was your knowledge that you have aquired from your mentors and from doing.

What five things would you do when you hit that town to get your investing started? ie meaning you had no buyers list, nofunding or anyting else.

Completed my goal last week to get prequal letter. This week I want to go to the courthouse on friday and figure out how to get probate leads. It will be done!

Hugh,

The first thing I would do would be to get mls access. Then I would start doing research to find out where the investor hot spots were. Once I picked an area to focus on, I would find out who the active buyers were (by checking for recent cash sales on the mls), then I would hunt these people down and put them on my buyers list.

I would also blanket the area with signs to find more buyers, and I would call every single "for rent" sign in the neighborhood to see if those landlords were looking for more inventory, and if so, @ what price points.

All you really need is one active buyer to get going. Find out exactly what it is that they are looking for, and then go find it for them.

My #1 Goal is to be like The Costa-Rica Chica!!! You Rock Steph...

But since I will never attain that level of Awesomeness... I will try these....

1). Get one more deal closed this month... I just got another today accepted, so one more should do it for May.

2). Get more inventory coming in. I have 13 buyers (only 6 are really active) but I need prop-o-ties to sell... *side note this moratorium is killing me here-I got a call Thursday telling me that one property had 20 bids on it WTF!!!

3) Make sexy time with my wife! EWW- No, not what you preverts are thinking - Make at least one night a week about her!

4) Keep doing my two a day work outs...

Hehe Dustin. Better stop talking like that or I'm gonna get a big head over here. :)

I hear ya about needing more properties- I've got buyers calling me all the time looking for deals, but they are much harder to come by these days. I made 3 offers today and all of them already had multiple offers.

The JV situation is working out well, though. Less money, but it's better than a sharp stick in the eye. :)

Glad you were able to get the MM audios since they canceled the event there!

My goals for the week:
(1) Secure refinance loan for rental property
(2) Find out what's needed to be a real estate assistant in Broward county (gotta get MLS access back!)
(3) Have strategy meeting with REI mentor
(4) Make 5 offers (by end of weekend, not Friday)

Good job Steph, sounds like you did enough so you could thoroughly enjoy the week-end.

I could have done better with my goals from last week.

Got one Short sale deal in the pipeline. (Goal of 3)

Made one REO offer (I think my goal was 8).

I am pretty sure I got the one offer locked up, I'll know for sure tomorrow. It is a KISS flipping deal where I have been following one specific area for the past two months, so I know it extremely well, the deal hit the MLS and I jumped on it with a full price offer and no contingincies. The REO agent was out of town for the week, so it was a little difficult to get her to write it up and send to me, but I finally got it today (after hounding her twice a day for the past week), and she said that she has it on 'pending' status. I am looking to wholesale this deal.

My goals for this week:

1. Find a buyer for my deal.
2. Get two Short sale deals in the pipeline.
3. Continue to learn about providing internet marketing consulting services to local mom and pop small businesses. (I know that I need to get a little more focused, but I think this opportunity will get some cash flow coming so I don't have to go back to a job.)

Congrats on getting the REO locked up,Sabrin.

I've heard lots of good things about the KISS Flipping course, and am thinking of taking it myself once it opens back up. I'm just afraid of getting sidetracked from what I'm doing now.

Hi Steph! That's good you took the weekend off to get away from the RE stuff for awhile, it can make you crazy sometimes! ;) I got to hiking and reading up on the international business stuff. This week I'm going to add to finishing a book I'm reading (not RE related) as I've been meaning to finish it up. Have a great week!
