Well, I hope everyone had a wonderful holiday weekend! I got a lot of work done, and managed to get in a little play, too.
My sister called me a few days ago to tell me she and her husband and my nephew are going to be renting a condo on the beach in Destin, FL, so I decided that I'm going to drive up tomorrow and stay for a few days. I've never been to the panhandle of FL, but I've heard that it's one of the prettiest parts of the state, and the beaches are supposed to be beautiful also. It's a 6 hour drive up there (I think), which I'm actually looking forward to. I love me some road trips! I just got James Ray's Harmonic Wealth (on cds), so I'll be listening to those on the way. Oh, and rumor has it that there's six, good-looking, 30-ish year old guys that are renting the condo next to my sister's. So that's a bonus. Hehe.
I was going to put up an Accountability Monday post yesterday, but I figured everyone was probably out celebrating the holiday, so I figured I would wait until today. I hope everyone is doing well with their goals that they set for themselves last week. I fell a little short with the number of offers I made, but I ended up scoring a deal, so I'm OK with it. I only put out 60 signs (was supposed to put out 70), and only ran 3 days (instead of 5). I finished up the Millionaire Mind cds, which were outstanding- thanks again Kelly!
This week, my goals are: (1) Sell the deal I just got under contract (2) Put out 70 new signs to find new buyers (3) Ban myself from Facebook (and the internet) until I get all of my work accomplished for the day.

Weekend Update/ Accountability Monday #5

I had a fantastic weekend. Didn't get a whole lot of work done, but I had a good time.
A friend of mine was in town for the weekend, so we hit the beach, threw some steaks on the grill, and had lots and lots o' cocktails. Good times.
Oh, I also bet on Rachel Alexandra in the Preakness and won! I don't usually bet, but I was feeling lucky, so I said what the heck.
I basically took the entire weekend off from all things real estate, so I'm ready to jump back in today and do some serious damage this week.
As soon as I finish this post, I'm heading to Laird Plastics to pick up 100 more signs, and plan on putting 10 out every day this week. That will get my phone ringing, and should land me some fresh new buyers. Buyers=money in this market, so I'm always on the hunt for new ones.
My goals for the week.....
(1) Put out 70 signs
(2) 21 offers (3/day)
(3) Run 3.5 miles/5 days
(4) Listen to T. Harv Eker's Millionaire Mind audios (thanks to Kelly for sending them to me!)

DB Update and Accountability Monday #4

Well, turns out I couldn't keep my mouth shut an entire two weeks, and me and DB ended up having it out on Thursday. It was pretty much a huge waste of my time and energy. He has so many lies made up he can't keep them all straight. According to him, he hasn't actually sold the Pine property (the one he screwed me on), and is still trying to "make things right." I know this is a bunch of bs, and the only reason he's saying it is because he doesn't want me to pull the other 2 deals from him. I heard through the grapevine that he already has retail buyers lined up for both of them, so he would be losing out on a lot of cashola if I was able to screw him on these deals somehow. If I wanted to risk getting sued, I could tell him to take a hike and then find another buyer, but I really don't think that would be in my best interest. Both deals have been extended until the 20th (next week), but I'm going to do everything I can to get them closed this week so I can be done with this guy...
Let's see, what else?
I kind of slacked off on the goals I set for myself last Monday..... I only ran 3 days the entire week, and only made 11 offers, which is pathetic. I was able to get another deal under contract, though. It's another JV deal with a wholesaler friend of mine. It's not a lot of money, but I have zero risk, and zero cash into the deal, and almost zero work. Can't beat that with a stick.
This week, I'm sticking with the same as last:
(1) Run 3.5 miles/ 5 days
(2) Make 25 offers
(3) Get another deal under contract
I hope you guys/gals did a better job than I did last week. How did you do?

Weekend Update/ Accountability Monday #3

Hope everyone had a great weekend...
I spent mine plotting my revenge on a scumbag investor/wholesaler who just screwed me on a deal. It's kind of a long story, but I'll give you the condensed version....
About a month ago, this douche bag investor (I'll just refer to him as DB from this point forward), called me up and told me about a deal he was about to get under contract. He knows that I do a lot of business in this neighborhood and wanted to see if I might have a buyer. If so, we would partner on the deal- split the deposit, and then split the profits. So, I go out to look at the house, and it's a no-brainer at the price he said he was going to be getting it at (34k). I could sell this deal with my eyes closed. Which I did. Had the deal sold within a few hours for a 10k profit.
So, DB calls me up the next day and tells me to hold off on getting the contract signed with the buyer because he doesn't know what the closing date is going to be yet. He tells me that it's probably going to be a couple of weeks before we get the addenda back from the bank because they just got bought out by another bank and things are moving really slow. This has actually happened to me a few times before, so I didn't think anything of it. I also checked the address in the mls just to make sure it was pending, and it was.
Since then, I've probably talked to DB 30 or 40 times, I've gone out to lunch with him, signed up 2 more deals (that he's buying from me), and he keeps telling me that we should be getting the addenda back any day now. As a matter of fact, he called me on Wednesday of last week to tell me not to worry about this deal, and that he would be getting the addenda soon.
So, Friday night I went out to happy hour with another wholesaler friend and I almost fell off my chair when these words popped out of his mouth, "Hey, congratulations on finally getting Pine closed- I saw in the mls that it sold this week........"
Even though this guy is a world class scumbag, I still gave him the benefit of the doubt, and instead of calling him up yelling and screaming right then and there, I decided to wait until the next day to get to the bottom of the situation.
I checked the mls the next morning, and sure enough, the house had sold on the 29th of April for 29k!
So, I sent DB a text (he didn't answer his phone) that said, "hey, is everything still OK with Pine- it says it was sold in the mls.."
Crickets.
No response. That was Saturday, and he still hasn't responded.
I ended up driving out to the house Saturday afternoon, and sure enough, there was a For Rent sign in the front yard, which I called, and found out that DB sold it to someone else.
Nice, huh?
He's a worthless piece of trash, and as much as I want to call him up and tell him what a scumbag loser he is, I have to bite my tongue because I have 2 other deals going with him, and I'm afraid he will just bail on them if I go off on him like I want to. Bastard.
There's also a lot more to the story that I can't get into right now, but trust me when I tell you the shit is about to hit the fan here in Tampa.
So, ANYWAY, that's how my weekend went. Good times..
On a lighter note..... I accomplished one of my goals that I set last week on Accountability Monday- I got the FAQ section written for the new website. The other goal I set was to get another deal locked up, which I did not do, but I'm pretty close on one and should find out today if it's a go.
My goal for this week is to hire someone to beat the ever-loving shit out of DB.

Weekend Update and Accountability Monday #2

Hope everyone had a great weekend.......I spent most of mine working. I put out 30 signs yesterday so my phone should be ringing off the hook this week. I also managed to smash my thumb with a hammer while I was nailing a sign to a fence, which felt really good.
Take a look at my handiwork...
My friend already closed on this house, so I thought I would take advantage of the free advertising space and throw a sign up in the yard. I put this sign up around 3pm yesterday, and already have received 6 calls. The house sits on a corner lot right by a busy intersection, so it will get lots of exposure.
2 of my deals ended up closing late Friday, and I've got 2 that are supposed to close this week- one tomorrow, and one Friday. Watson title is handling the one that's supposed to close Friday, and you all should know by now what that means: Ain't gonna happen. I'm actually working on getting some "Watson Title Sucks" T-shirts made up. Because they suck so very badly...
Oh, I also finished up the goals I set for myself last Monday (finished the outline, and found 2 new buyers). I didn't get them accomplished by Friday like I had planned, but had them done by the end of the weekend, which is good enough for me. Reading through the comments, it looks like about half of us accomplished what we set out to do, and the other half did not.
This week, my goal is to get at least one more deal locked up, and to get the FAQ section written for my new website. I think the Friday deadline comes a little too fast, so how about I give us all a full week to accomplish our goals?

So......How Did Everbody Do?

Well, it's Friday already. How did everybody do with their weekly goals?
I'm kind of embarrassed to admit this, especially since I'm the one who started this whole thing, but I pretty much failed miserably on my end..
I was supposed to complete an outline for a call that I'm doing with Steve, and also find two new buyers in an area of Tampa that is right around the corner from where I live....
I am halfway done with my outline, but didn't get very far with the buyers. I was going to put a bunch of signs out during the week, but got totally sidetracked with 2 of the deals that I am working on (one of them, the buyer backed out after he saw what the house was listed for, so I have to scramble to find another buyer). First time that's ever happened. Good times...
I guess I still have until the end of the day though, don't I?
I better get crackin'.....
