Flip This Wholesaler

Wow. Today was the best day I've had so far this year, and it feels great. I ended up getting 8 calls today from my advertising. I probably don't have to tell you how great that feels after all of the blood, sweat and tears I've put in the last few months (I actually did slice my arm on a cactus while I was looking at a house last week, so that's where the blood comes in).

I started the day off having coffee with another investor who bought one of my deals at the beginning of the year. He is doing really well, so I thought I would set up a meeting with him to get some inspiration. While we were at Starbucks, I got a call from the mortgage guy who wants me to find him deals. He wanted me to set up a time to look at one of the duplexes I sent his way. He's going to look at it tomorrow at 12:30. I also got another lead later on in the evening of a house that fits what he is looking for. I will present that to him tomorrow. The guy who sent me the lead also has several other properties that might work for this guy, so potentially I could make a few grand in referrals from these. Nice.

I got an email in the afternoon from the couple who came to look at my townhouse over the weekend (the ones that responded to the Jolly Rancher ad). They want to look at it again this weekend!!! I am so excited. I guess the spell I put on them while they were here is working. Now they just need to make a full price offer, and I'm all set. I am putting my stuff in storage when it sells and going to the Keys for a few weeks to do absolutely nothing (well, besides drink pina coladas out of coconuts). I can't wait.

I also had a friend of mine that I haven't talked to in awhile call me today and tell me he is looking for deals in the higher price ranges. This is great, because I don't really have any buyers for stuff that is above $300k. I also added another cash buyer to my buyers list, and found a guy who is looking for properties in one of the bad parts of town that most people don't want to buy in.

To top off my already fantastic day, the weather was absolutely beautiful. Also, I got a bunch of new marketing material in that looks great.
I am so glad that I had such a great day. I really, really needed it. Things are really starting to move for me again, and I know that great success is just around the corner. I really can't wait.
