Had a pretty busy day today. Accomplished 20 of 25 tasks on my to-do list.

I called my investor friend to get his opinion on the house I looked at yesterday. His opinion was that it is way overpriced. The agent actually called me and asked if I was going to make an offer. I made a verbal offer of 130k. He said he would let me know.

I'm going to put in an offer with the lead the mortgage guys sent me tomorrow. I was going to drive out and look at the property, but after checking comps, it looks like he is asking retail. I think he wants to be rid of it, though, so I'll make the offer and see what happens.

I got a couple calls today from my signs, and 1 from a letter. No equity in any of them.

I'm all set up to view and make offers on mls properties. I have 3 to look at tomorrow after I go to the courthouse (was going to go to the courthouse today, but didn't have time).

I was also going to go to an investor meeting tonight, but I didn't have time for that, either. I'm trying to make it to at least 1 meeting each week. I've been slacking off in the networking department lately and need to really make an effort to meet more investors, realtors, mortgage brokers, etc.

Tomorrow should be a pretty busy day. Going to the courthouse early (not so early that I'll hit traffic, but early). Then I'm going to look at the 3 properties I picked out in my farm area and make offers on those. I think I'll put out some more signs while I'm there. I should have a pretty good list of owners from the courthouse, and will work on sending them letters once I get home.

If anyone reading this is as scattered and unorganized as I am, I highly, highly, recommend going to Staples and getting a voice recorder. It is the best. I carry it around with me all day and add to it constantly. Normally by the end of the day, it looks like a bomb went off in my office, and it's really difficult to remember where I wrote down numbers, addresses, ideas, etc. This thing is just what I needed. The BlackBerry is working out pretty well, too, although I think I'm more excited about the voice recorder. Go get one!!
