I had a very productive day today. Been going non-stop since early morning.
I started the day off at the courthouse. You can really get some good information there if you dig hard enough. I'm working on becoming a "regular" there which I think will be very beneficial. It's not what you know, it's who you know. For the most part, anyway.
After the courthouse, I drove to my farm area and looked at 3 properties. Then I picked a small section of this area, marked it on my street map, and drove up and down the streets looking at everything that was for sale, and also checking out all of the recent sold comps. I spent about 3 hours doing this, and found another 10 properties that were either FSBO, vacant, or in dire need of repair (I put all of this info in my trusty voice recorder, of course). I also put out about 10 more signs in the area. By the time I headed for home, I could actually find my way around without a map (for me this is a HUGE accomplishment- my sense of direction is awful). I plan on picking a small section like this every day and learning the ins and outs of it until I know this whole area like the back of my hand. It didn't really make sense to me before, but I can now see how much of an advantage it gives you as an investor if you pick one area and become an expert at it. It will take me quite a while to do this, but I can guarantee you that once I'm done learning this area, if there's a deal to be found here, it's going to be mine! I work pretty hard at marketing, and I think now that I am focusing my efforts on one area, I will see great results.
Once I got home, I worked on the lists I got from the courthouse as well as the homes I saw while I was driving around. I have letters going out to all of them tomorrow.
I'm going to start mailing to absentee owners in my farm area, as well as pre-foreclosures in this area. I haven't had time to figure out where to get the absentee lists from yet, but the pre-foreclosures I already have covered. I'm also going to print up a bunch of "CASH FOR HOUSES" fliers to distribute around the neighborhood (Pawn Shops, grocery stores, etc.). I also decided to still do signs, but only in this area. If I can put out 25/week (100/month) I'll be happy. I'm also putting them out during the day while I'm driving around, so it really isn't that bad.
