Well, I got 5 calls today- 2 were from investors who are about to go under, 1 from a guy who owns a duplex in the ghetto, and 1 from a realtor. I might be able to do something with one of the houses that one of the investors has. The ARV is around 135-140k, and he needs 98k net to pay off his loan. It's not a great deal, but I have a buyer looking for properties in this area to hold as rentals, so it might work for her. It's a 2/1 frame, though, which is always harder to sell. I sent the lady the info and haven't heard back yet, but who knows. The realtor who called has a client that I made an offer to about 6 months ago- I probably wrote about it somewhere up there. Anyway, this guy inherited it from his Mom, and finally realized that he's asking WAY too much. He originally had it listed @ $160k, now they are asking $131,900. The ARV is around 140k. I told her I would send over a letter of intent, which I never did get to do, because my new printer decided it didn't want to work for some reason, and it took me 2 hours to finally get it back. I will fax the LOI in the morning. Nothing like wasting 2 hours fighting with a printer. The guy with the duplex wants market value for it. I'm giving the lead to my friend who buys on terms, he might be able to work something out.

Things are looking good for the deal that's supposed to close Friday. Thank God.

I went to the courthouse today, and have some more letters to send out. I am having this guy work on a very targeted mailing list for me. It's going to cost $300, but I think it will be well worth it. I'm going to wait until this deal closes, then buy the list, and some other marketing materials (like a mass amount of stamps). I'm really glad I never got a deal from my signs. I don't miss putting them out at all. It was such huge pain in the neck.

Tomorrow I'll be working on some mailings, making some calls, maybe go to a meeting tomorrow night.

Oh, I almost forgot- that homeowner that I'm trying to find- the one I skiptraced last week- well, I sent all of his neighbors a letter a few days ago asking them if they knew where he was, and telling them I wanted to buy his house. So, I get a private call on my cell today, which I didn't answer because I have a crazy ex-boyfriend in town who's trying to get in touch w me. Right after that, I get a private call on my land line (no one knows that number, I use it just for business). So, I pick it up, and this guy starts yelling at me saying, "Quit sending me letters, I don't want to sell my house, why is everyone sending me letters, take me off your list, my house is not for sale!!" He's going on and on and I can barely understand him because (1) he's yelling at the top of his lungs, and (2) he has a very heavy Asian accent. So, I finally got him to tell me his address, and he's one of the neighbors of the guy I'm trying to find. I guess I'm not the only one looking for him. Funny. Now I really want to find him!
