Funny that I mentioned joining the circus in my last post- because that is exactly what this deal is turning into. A big fat circus.. I ended up getting another hysterical call from the seller right after I made my last blog post. I guess this mortgage joker, I mean broker, called the seller and told her he's not sure if he can get the documents he needs to close the deal . He also decided to tell her a story about a deal he worked on a few months back where everything was going fine, and then the deal fell apart right at the closing table. Now, why in the heck would you tell a seller in her situation a story like that? I have no idea what this guy is thinking. So, anyway, now the seller doesn't know if she should have her husband take the truck and go to Mexico while she stays here and waits for the closing, or if he should just wait so she doesn't have to spend money on bus fare. Also, she told me that her husband is ready to get a divorce over this because he told her she should have gone with the lower cash offer instead of the higher offer. And, she is supposed to be starting a job in Mexico next week, but obviously that's not going to happen. So, finally my friend calls me and tells me that he just got off the phone with the mortgage guy and now he says it has a 90% chance of closing. The contract has been extended to this coming Friday. My friend who is buying it went to get the addendum signed this afternoon. He also brought her over a bunch of food, because they have no money left for anything since she quit her job 2 weeks ago because the closing was originally scheduled for the 6th. Also, they threw out everything in the fridge/freezer on Thursday morning before they got the call that the closing wasn't happening Friday. I told him he might also want to bring a weapon over because the husband is ready to strangle him.
Good times.
I tried to get some work done yesterday, but this whole ordeal took up most of my time and energy, and by the end of the day the only thing I felt like doing was having a beer. Or two.
I met my short sale friend at Starbucks this morning, and think I am changing my mind for the 100th time, and am going to work short sales with him. He's got over 20 going right now, and is overwhelmed. He's going to start taking on students, and I think I'm going to be his first one. He has a very organized approach to his business, which I really like. He also gets things done when he says he's going to, and doesn't waste time screwing around. I'm going to keep my marketing going, so I will still be pursuing those deals on my own as well. I really really need to have a steady source of income coming from somewhere, and I don't see any shortage of short sale leads happening anytime soon. If ever. So, that's the decision I've made. I know I said the same thing a few weeks ago, but this time I'm sure. I realize that it will take a couple of months before I get a payday, but I figure if I've made it this far, I'll figure something out. Heck, maybe a miracle will happen, and I'll actually get a deal closed in the meantime. Just kidding- that's crazy talk.
