I only made 2 offers today. One was an REO, the other was an investor who is about to go under.
I spent a good part of the day driving around and learning a new neighborhood. I called every single for rent and for sale sign in the neighborhood to get the skinny on what is going on. You'd be suprised at how much you can learn just by being nosey.
I got a call today asking for my highest and best offer on an REO property I offered on a few days ago. I'm pretty sure that if there are other investors bidding on the same property that I will get outbid, but that is OK for now. I am being extremely conservative with my offers for the time being because I want to make sure I can close on a deal if I get it under contract. My goal right now is to get my name out there and let everyone know that I am in the game, and I ain't going home.
I get a really big charge out of hanging around people who are successfully doing what I want to do, so I have recently decided that these are the people that I will surround myself with. I get sooooooooooooooooooo tired of people telling me that you can't wholesale in this market, you can't get deals off of the mls, you can't make money on REOs, blah blah blah. I just don't want to hear it.
I called another wholesaler today and asked him out to lunch. He has helped me find buyers on 2 of the deals I have done, and has saved my ass a couple of times on deals that I was on the verge of signing.
I think I am going to start training for a marathon.
