Flip This Wholesaler

I only made 1 offer today. I'm falling behind schedule, but I have good reason. I have been working really hard at learning some new neighborhoods. I am following very closely where other wholesalers are getting deals, and making it my mission to learn those neighborhoods. I'd like to say that I didn't get lost for one hour today on the way home, but I don't like to lie unless it is absolutely necessary.

I spent about 2 hours tonight researching properties on the mls. I can't even begin to tell you how much you can learn about the market by studying active and sold listings. You can find out who the buyers are, how much they are paying, where they are buying, what hard money lenders they are using, what title companies they are using, and what they are selling their finished rehabs for. Not all of this is given in the listing, of course, but if you have the property address, you can look the rest of the info up in public records. It takes some time, but I don't mind. I don't have a whole lot else going on.

For the first time in a really long time, I actually feel like I am making progress. I have been spinning my wheels for so long. Everyone talks about finding your niche, and I think I have found mine. I feel like everything is starting to come together. I will keep plowing ahead no matter what, but I really feel like I am getting close. I can't really explain it any better, but I just have a very good feeling about the path that I am on right now.
