I mentioned in my post yesterday that I should start posting my daily goals in order to keep myself on track. I think I will start today:

(1) Make 5 mls offer

(2) Send out 20 letters

(3) Add 2 buyers to buyers list

(4) attend rei meeting tonight and make at least 1 new and valuable contact.

(5) Get new pre-approval letter

Well, I did pretty good today. I made the 5 offers, have 20 letters ready to go in the am, and got a new pre-approval letter. The meeting I was going to go to was cancelled, and I am kind of glad, because I was busy working on other stuff. I also have 6 properties already picked out to make offers on tomorrow. I only added 1 buyer to my list. He's a strong buyer, though, and also knows a lot of other people (hard money lenders in particular), so I'm happy w that.

I got 1 counter today for 5k less than the list price (that seems to be a popular counter), and also one phone call saying "thanks, but no thanks." The spreadsheet I designed yesterday is really helpful in keeping track of the offers. I feel much more organized now.

I had lunch with another wholesaler this afternoon. We met @ noon, and ended up talking for over 2 hours. Great guy. His advertising consists mostly of direct mail (he sends out around 1000 letters per month). Like everyone else who is doing well w direct mail, he said the key is repeat mailings. He sends 9 letters to everyone on his list over the course of a year. This makes my direct mail "campaign" look like a complete joke.

I figured out today where most of my time "disappears " to. Fighting w my computer and fax machine. I hate them both. It is so frustrating. I looked into getting efax, but I think it would be too expensive for the amount of faxes I'm sending out each month. I decided that as soon as I get the money to get a new computer, fax, and printer, I'm going to take all of them in the woods and beat the shit out of them with a baseball bat. I'm not kidding. I will have someone get it on video and I'll put it on You Tube for everyone to enjoy. I think I'm more excited about doing that than getting my next deal.
