I went to check the property out this morning and also asked another investor who has a property in the area what he thought. He told me 100k is way too high for that area (I kind of had a feeling this was the case), and to try and get it in the 80's. I drove by to look at the comps and saw that he was right. I called the seller and offered him 80k and he hung up on me. Seriously. So I guess that's a no.

The realtor that was too busy to show me her property a few days ago called today to tell me she was going to be at the house if I wanted to see it today. I already faxed her a letter of intent for 195k, but she said she never received it. She told me to fax it again so she could present it to the seller. I faxed it over again, but this time offered 190k (I was advised to do so by an investor/friend who knows a lot more than I do). I haven't heard anything back yet.

I called the sign company today to see if my signs had shipped yet (I ordered them last Tuesday). They haven't even been printed yet!! The lady told me they might not get printed until tomorrow, and might not ship until the end of the week (if I'm lucky). So, I'm looking at 2 weeks from the day I ordered them. I asked if I could cancel the order and get my money back, and she said I would have to call back in the morning. I could sense a huge hassle in getting my money back, so I'm just going to wait. I could have jogged there by now and picked them up myself Forrest Gump style.
