I got 2 calls from signs today. Made offers to both sellers, but they both wanted more. I also got a call from a realtor that I had spoken with a few weeks ago. She called to tell me one of her clients was dropping the price on her home another 20k tomorrow and wanted to give me a heads up. It's still not a good enough deal at that price, and they owe too much to come down any further.
I made a ton of phone calls today, in the process I met two other wholesalers and added them to my list. I also called and introduced myself to one of the realtors whose name I see all over the place. I told him what I do and what I'm looking for and asked him to keep me in mind if he ever comes across a deal. He told me he runs into good deals all the time and he would be glad to add me to his list of investors.
I have 33 postcards to send out tomorrow (that's how many stamps I had left) to motivated sellers. I haven't been keeping up with them like I should. I usually get a pretty good response, so I need to get with the program. I went through a bunch of listings and picked out 3 to make offers on tomorrow. I think I finally figured out the type of neighborhoods I need to be targeting. I don't know why it took me so long to figure it out. I guess it just didn't make sense before.
My goal was to have a deal under contract by today. Unless I get another late night email from a desperate seller, it doesn't look like It's going to happen. I will still try for 2 this month. If I really set my mind to it, I can do it.
