Flip This Wholesaler

I spent a good part of the day rewriting some goals and going over a marketing plan. One thing I really need to work on is keeping my marketing up even when I'm working on other deals. For awhile there, I had 3 deals going at once, and I didn't really do much marketing while I was waiting for them to close. It takes a little time to get the ball rolling again, and I don't like to sit around and wait. Here is what I came up with for a marketing plan:

(1) Signs- 100 out every week. This comes out to about 15/day, which I can do in less than an hour.

(2) Postcards- 10/day, or 70/week.

(3) Phone calls- Call as many sellers and realtors as I can each day from newspaper, Craigslist, Flyer, etc.

(4) Offers on MLS- make as many offers as I can on mls properties each day.

(5) Add at least one buyer to my buyers list each day by calling ads in the paper, realtor ads, etc.

(6) Networking- Attend at least 1 investor meeting/week and hand out business cards.

I think if I stick to this plan, I should have no problem reaching my goal of getting 2 deals/month. I just have to stay committed to it and make sure I follow through.

I went through the listings I pulled off of the mls yesterday and picked out 32 that I want to make offers on this week. Most of them are vacant, need work, and supposedly have motivated sellers. All of them have sufficient equity as well (I checked the mortgage balances through the county clerk's office). I would surmise that if I made offers on all of them, that I would get at least one accepted. I'm going to make it my mission to get offers in on all of them before the week is over. I guess if none get accepted, I will have at least made 32 more contacts who now know I am looking for deals.

I have 105 more postcards ready to be mailed Monday morning. These are all targeted to pre-foreclosures, expired listings, handyman properties, etc. I sent out about 30 a few days ago, so I am expecting my phone to start ringing by the middle of next week.

Tomorrow I'm going to Staples to get some cards printed up on neon cardstock that say "Cash For Houses." I'm going to leave them everywhere I go.

The Pony Express should be rolling in any day now with my signs, so I will be able to start putting some more of those out too.
