Flip This Wholesaler

I took the day off today to visit with a good friend who just had a baby. It was kind of nice to take a break. I think I will take Sundays off from now on. I also went to Staples to order some more business cards (nice ones) and also get 1000 "Cash for Your House" cards printed up on neon pink cardstock. They were super cheap, so if I don't get any leads from them, it's really not a big deal.

I have 7 homes picked out that I am going to make offers on tomorrow. I am determined to make offers on all 32 properties that I picked out yesterday. I decided today that I'm just going to keep making offers on the mls until I get one accepted. I'd like to make that happen sooner rather than later, so I'm going to be an offer-making fool from this point forward. I've thought about doing this before, but somehow I always seem to get sidetracked and never stick with my plan. Also, a funny thing happened today that makes me want to make as many offers as possible as soon as possible. I got an email from one of the wholesalers I know. He sent me information on a property he just got under contract (I am on his buyers list). The property happens to be one of those that I was planning on offering on this week. It has been listed for a little over a month @ $129,900. ARV $165. He's asking $107k for it, which means he probably got it for around $100k (maybe less), which is just about what I would have offered for it. The only difference is that he actually made the offer and I didn't.

Can't wait to mail out my postcards tomorrow and put a bunch of signs out this week. I'm going to order a few hundred more tomorrow. Hopefully I'll have better luck with the delivery this time around.
