1/22/2007

I had a really busy day today, and was able to get a lot done. Of the 7 houses I wanted to make offers on today, 2 of them I had to make arrangements to see tomorrow because of the agent's schedules, 1 was under contract already, the other 4 I went and looked at. I made offers on 3 of the 4. I didn't offer on the last property I looked at because the agent who showed the property to me is also the owner and told me what his bottom line was. I made a couple really good contacts today while looking at the properties. One of the agents specializes in investment properties and told me he will send me any listings he runs across that look like they may be deals. One of the agents I am meeting tomorrow is married to an agent who also works with investors quite a bit. After he shows me the property tomorrow, we are going to his wife's office so I can introduce myself to her and let her know what type of deals I am looking for. He said she has a listing that is about to go into pre-foreclosure where the sellers are pretty desperate. Looking forward to getting the info. on that.

I also found a couple run down FSBOs while I was out driving around. I have an appointment to look at one of them tomorrow. I have appointments to look at 5 properties tomorrow, possibly 6- still waiting to hear back from the realtor on one of them.

I got my postcards sent out this afternoon, and my signs should be in tomorrow. If so, I'm going to put out 30 tomorrow night.

In between appointments tomorrow I have a bunch of phone calls to make to ads from the Sunday paper. I also have a few people I talked with earlier in the month that I want to follow up with.

My friend recently started an investment club @ meetup.com. The first meeting is set for Feb. 5th. I think we have something like 30 members already. I've been telling all of the investors and realtors I talk to about it. It will be a really good chance to meet other wholesalers and build up my buyers list. I am trying to do as much networking as possible. The wholesalers I know who are doing the best seem to be the ones who know the most people. Maybe that is just common sense.
