I went and looked at 5 properties today. One of them was a FSBO I called while driving around yesterday. When I got to the property, I soon realized that the seller was completely deaf. When I called yesterday, I spoke with his neighbor who set a time up for me to come look at the property today. She didn't say anything about him not being able to hear, and she wasn't there today. It was incredibly awkward. I tried to ask questions, but he couldn't make out what I was saying. I didn't know what to do, so I just shook his hand politely and mouthed "thank you" and left. I guess I could have gone to my car to get some paper to write things down, but I was kind of caught off gaurd and wasn't thinking. I may send him a letter with an offer tomorrow and see what happens.

I got two calls in response to offers I made yesterday. Both realtors said their clients were not interested. I started an "offer board" on my wall (on a dry erase board). I will keep adding to it as I make offers, then start over when I get one accepted. I'm @ 11 right now.

I came to the conclusion today that trying to drive around and look at 5 or 6 properties every day is not the best use of my time. By the time I get home, check comps, and write up offers, my whole day is gone. So, I've decided to aim for doing 3 each day. If I schedule them between 9-11am, I should be able to have offers faxed in on them by 12;30 or so, then have the rest of the day to make calls, follow up on leads, etc. It is especially hard because I have absolutely no sense of direction, and spend half the day being lost or driving around in circles. I almost started crying today because I was so frustrated trying to find an address (I Mapquest the directions from location to location, but if I make one wrong turn, I'm finished).

Oh, here's a news flash- MY SIGNS STILL AREN'T HERE!!!! You've got to be kidding me. I ordered them on the 8th. What in the heck could possibly take SO FRIGGIN LONG? Geeze Louise.

I need to get some sleep tonight. I've been to bed very late and up very early the last few days. I'm starting to feel delirious.
