Boy this month sure is flying by.

I had a little bit of a nervous breakdown today, but managed to pull myself together after a few hours of being my own cheerleader. I know that everything is going to work out, but it gets hard sometimes to stay positive when you've been marketing your a$$ off for a month and a half and have nothing to show for it.

I got this great lead earlier from a realtor. It is a condo conversion project (because there aren't enough condos on the market in Tampa already- we definitely need more). Anyway, it will only produce a negative cash flow of $781.50/month. BUT- you get $28,000 cash back at closing. I'm all over it.

I got 3 calls from signs today. My favorite was the guy who didn't know what the house was worth or what the price was . When he called me back he told me it was worth $128,500-$130,00 and he was willing to "let it go" for $130,00. I'm not kidding. If I could just do one deal like this a month, I'd be living the life.

I put 10 signs out tonight, and have 30 postcards to mail out tomorrow. I lost track of how many sellers I called. A lot. Cold calling sucks.
