The wholesaler who was supposed to send a contract over from his buyer last week called this morning to tell me he finally got it signed and just emailed it over. He said it would be a little hard to read, but he would get me another copy "soon"- that's what he told me on Friday, too. So, I get the email and take a look at the contract, and it is basically a giant black smudge with a signature on the bottom. Nice. I'm supposed to take this to the seller and have her sign it. Right. I don't think so. I would have told this guy to go take a hike a long time ago, but this is not my deal, this is one that I am working w the other investor, and he says he's done business w this guy before. blah blah blah. Whatever.
The other deal that I put under contract awhile ago (the one with the sinkhole) is dead. I called the seller to tell him the repair estimate came out to over 30k and asked if he would take less than the 45k I had it under contract for. He told me he could do 42k, but that was as low as he could go (that's what he owes).
I called the guy w the 85k house a little bit ago to see if he got the contract OK. He said he hasn't been by his parent's house yet to pick it up, but he will try and get it today and fax it back. So, more waiting for me. I swear, if he calls another investor and I lose this deal, I am going to hang myself. I already started fashioning a noose.
The mortgage guys are sitting on 3 subject to deals I have sent them over the last couple of weeks. I could easily find some more , but I want to see what happens with these 3 before I waste any more of my time. I am going to be really, really ticked off if they don't close on any of them. Especially the last one I sent. It has about 50k in equity, and the payment is reasonable.
I'm going back to making offers on the mls. I'm sure I can wrastle (not sure if that's a word) up 1k for a deposit. I so much prefer pursuing properties on mls than talking to sellers. I would rather bang my head against a brick wall really hard than spend my day talking to unmotivated sellers.
