Finally got a legible contract and addendum signed from the other wholesaler's buyer yesterday. After jerking us around for 5 days, I get an email with the new contract and addendum with a message saying he needs it signed and faxed back within the hour. Right. I'll get right on that. Right after I have lunch and take Jim for a long walk. And paint my nails.
The guy with the 85k house (the one I can make 10k on, or close to it), still hasn't faxed back the contract. I decided not to call him about it yesterday because I already feel like I am coming off as a desperate buyer. Which I am. So, I'm going to wait til noon today and call him. I don't get the feeling that this guy is shopping the offer, but you never know. He seems like he really doesn't give a crap about this house one way or the other. Kind of strange.
I made 3 offers on mls properties yesterday. 2 were REOs. One of them I've been after for several months now. It fell out of contract recently and is reduced again. I am making cash offers now (with Dad's loc) and using a 7 day inspection. I know everyone says it's better to not use the inspection contingency, but I have been closely following the sold REO listings, and notice that the ones with the biggest discounts go to the cash buyers. One of my buddies who buys a lot of REOs makes cash offers and uses an inspection period. I just think I will have a bettter chance w cash offers. Especially with the mortgage/lending disaster going on right now, I thik a cash offer will carry much more weight, even with the inspection. Can't hurt to try, anyway.
Oh, I keep forgetting to write about this. Remember the attorney I was supposed to have lunch w who blew me off? Well, I was just getting ready to write her a nasty-gram (rude email), and I decided to scan through my inbox first, just in case. Lo and behold, there was an email from her from the night before our lunch asking if it was OK to reschedule. Oops. I don't know how I missed it. Good thing I didn't send off that email.
