The guy w the 85k house called first thing yesterday morning to tell me he couldn't get in touch w the tenants to set up a time for me to see it. I told him I would drive by and send him a contract subject to inspection. The house is one of the nicest on the block (from the outside), and is one of the types/styles of homes that get a higher price in this neighborhood. So, I faxed over the contract yesterday afternoon. He doesn't have a fax, so I sent it to his parents house, and he's supposed to pick it up and fax back today. I have a feeling this is going to be one of those, "I thought about it over the weekend, and decided to just keep it" situations. I tried to get him to meet me yesterday, but he lives an hour away and has his kids for the weekend, so he was busy. I also tried for a meeting this morning, but he is taking his kids to a baseball game and will be gone all day. So.......I get to play the waiting game. I'm used to it. I'll dress up like a clown and run around my neighborhood screaming like a crazy person if this deal actually works out.

This is funny. I get a call from the investor I have been working for/with yesterday telling me he and his partner have decided that they are no longer going to wholesale properties. He is pulling all of his advertising and is going to start going after REOs and then holding them as rentals. He told me if I can get any for 50 cents on the dollar, he will buy them from me. No shit. Who wouldn't.

I'm assuming the contract I was supposed to get last week is not going to materialize. The other wholesaler who found the buyer told me Friday that he has the contract, 2k is already in escrow, blah, blah, blah. Haven't heard back from him.

Well, now that my investor guy is hanging up his wholesale hat, I guess I better figure something else out. Again. It's kind of funny in a not really funny sort of way.

US Open final is today. Go Federer!!!
