Busy day today. Went out to get pictures of one of the subject to deals I'm working on (had to spend $100 on a new camera first). I was daydreaming about Costa Rica on the drive there, and I missed the exit on the interstate, and had to turn around and go back. Then, I did the exact same thing going the other way. Then I got lost once I finally made it to the exit and had to call the seller for directions. It ended up taking me an extra 45 minutes to get there. I need gps.
Was supposed to receive a contract today on one of the wholesale deals I'm working on. Not sure what is going on with that. This deal is being wholesaled twice, so it is a little more complicated.
The mortgage guys are supposedly going to take 2 of the subject to deals I sent them, plus I have the one I went and looked at today, which is the best deal out of all 3. I would think that one of 3 would work out. That's not too much to ask for, is it?
This deal I have going with the investor is working out really well for both of us. He has introduced me to some big players in this market. One guy I was talking to yesterday told me he has 28,000 buyers on his list. He can pretty much find a home for any deal if it is decent. Very good person to know. He is looking for subject to deals as well, and told me today that there are a lot of other investors looking for them right now. I think buying sub2 and selling w owner financing or l/o is going to be pretty popular in the coming months. Along that same subject line, I went to look at another sub2 deal today, but when I got to the house I realized another investor beat me to the punch. He's got signs in the yard already offering to sell on a lease option. I knew I should have jumped on that one faster. Oh well. I had a gabillion things going on at once and couldn't get over there any sooner.
OK, now I have a big bombshell to drop. Ready for this???? So, I get this call around 4 today that I wasn't going to answer because I was tired of talking to people, but I did anyway. It was a seller calling on one of my signs that is somehow still up in my farm area. I haven't put signs out in several months, so I was pretty suprised. Anyway, he tells me the address, and I know right away that it's worth 140k-ish. He says it is rented right now and only needs minor work- the tenants are moving out Oct. 1st. He said he just wants to get rid of it. I asked if he would sell for what he owes, and he says he'd like to make 5k. Then I ask how much he owes, and he says 80k! I literally almost fell out of my chair and onto the floor. I told him I would need to look at the inside, but I would be willing to write a contract right now for 85k subject to an inspection. He is supposedly going to make arrangements w the tenants for me to look at it sometime tomorrow. I will be anxiously awaiting his call. I know for a fact that I can wholesale it easily for over 90k. I know a guy who just wholesaled two similar homes in that neighborhood for 94k and 95k- they were gone in a day. Lots of investors are buying in this area. Now I just have to wait until tomorrow and hope he doesn't change his mind or call another investor. I hate getting my hopes up and having them smashed. It wears on you after awhile.
Tomorrow I have an appt at 1pm to check out a house that looks like it might be a decent wholesale deal. Depends on how bad it is on the inside.
Wish me luck tomorrow. If I get this 85k deal, I will be so happy. Actually, if I get any of them to work out I will be happy. I can't even remember what it is like to not have to be constantly worried about money. My luck has got to change sometime soon, don't you think?
